Diagramming Residential Home Construction



Drawing Diagramming Instructions

Begin by drawing diagramming remodeling homes in a rough sketch of the existing floor layout for all of the rooms for a new project.

Use 8.5 x 11” graph or drawing paper ¼” square. Each square = 1’ To start a drawing, always face the front of the house and indicate front. Start drawing in rooms. Start in the corner of the first room for a floor plan lay out or where a new remodeling project will be started. Foundation walls note concrete or block, wall thickness and height. Indicate size of wall thickness, 4”, 6”, and 8” for interior or exterior walls. For exterior walls note type of insulation if known. Draw in joining rooms, length and width, height floor to ceiling and off sets or setbacks. Draw location of doors and windows on exterior walls and interior walls. Indicate swing with an arrow left or right. Note closet locations on the walls. Note length, width and height. Explain what is in each room like wall materials, drywall, and trim size for base, casing and crown. Other rooms may be hallways, baths, bedrooms, living room, kitchen, dining etc. Indicate front, back, side, 1st floor, and 2nd floor. Indicate location of stairs or right or left turn from a landing and how many steps to each. For bath or kitchen remodeling and changes, add additional drawings diagramming for each room. Sometimes rooms are off set from each other; indicate rooms that join each other but do not require any work. If rooms are sloped on the ceiling, measure from floor to low point and floor to high point of ceiling; indicate length, width, and location of slope with an arrow. What you would like to have estimated or up dated or added on interior or exterior. Make a list of new material and old material to be removed or connected to. If adding an addition note exterior stucco or siding, overhang size, type of roofing and pitch.

ADDING A ROOM OR AN ADDITION TO AN EXISTING HOUSE

Measure the back or side of the house from the corner to the new location. Note the exterior measurements – length, width, height and any off sets. Note ground to first floor and to overhang or soffit height. Sketch in the length, width and height of the new room. Indicate what type of room or rooms will be added to the existing house (bedroom, bathroom, sunroom, etc.). Sketch in as much information about the new rooms as possible using the guidelines above. On a different sheet of paper list all information for existing material and new material to match existing.

It is important to have a floor plan drawing with length, width and floor to ceiling dimensions plus door and window locations, wall offsets and closets for all rooms. This is needed for proper quantity, labor and material costs. More details will provide a true estimate for your project. Your detailed blueprint or scaled floor plan will be used to create a sketch drawing and is generated as a component of the estimate.
